Storage true cost · San Francisco, CAWhat a storage unit in San Francisco really costs
San Francisco is the most expensive city we track. Listings advertise 10x10 units from about $142, while typical non-climate 10x10 street rates run about $266–$299/month. Once the move-in special ends and the first existing-customer increase lands, your six-month average is well above the number on the banner.
Estimates, not live quotes. Built from public price pages (sources below; data as of Aug–Oct 2026 (StorageCafe, SpareFoot, Storage Stats); some sizes single-source estimates). Your facility, unit and move-in date will differ — always ask for the full move-in total and the rate-change policy in writing.
Renters say
The first month was a dollar. By month five my rent had gone up by about a third, and the notice was easy to miss.
Nobody mentioned the admin fee or the required insurance until I was at the counter with a truck outside.

Month 1 at a 50%-off promo, months 2–4 at the typical market rate, months 5–6 after a 30% existing-customer increase (range shows +15% to +40%), plus a ~$29 admin fee and ~$12/month protection plan. How it works.

How to avoid the promo trap
- Ask how long the rate is locked. "When is the earliest my rent can go up, and by how much was the last increase here?" Get it in writing.
- Ask for the full move-in total. Admin fee, required protection, lock, deposit, tax. A "$1 first month" can still cost $40–$80 to move in.
- Compare the month-4 price, not month 1. Run each quote through the calculator.
- Get two or three competing quotes for the same size and climate control, including at least one independent facility.
- Use your own insurance if allowed. Many renters and homeowners policies cover off-site storage; some facilities waive their plan with proof.
- Negotiate when the increase notice arrives. You usually get 30 days. Quote the current new-customer rate for your size and ask them to match it.
- Be ready to move or downsize. If the gap to the new-customer rate is large, a promo elsewhere can pay for a truck within two or three months.
- Prepay only if the rate is locked. Prepay discounts mean little if rent can still rise mid-term.
- Set a reminder for month three. That is when increase notices commonly start to arrive.
Notes for San Francisco
- Supply is tight: StorageCafe counts only 27 facilities in the city, so promos are smaller and less common than in Texas.
- Cheaper areas per StorageCafe include Ingleside Heights (~$197), the Inner Mission (~$207) and Dogpatch (~$227); Hunters Point is the most expensive (~$397). Oakland averages about $194 for a 10x10.
- Rates tend to be lowest around January and highest in June (StorageCafe).
- Ask about rate locks in writing — with few competitors nearby, existing-customer increases are harder to negotiate.
